Signs You Have a Raccoon Problem

Scratching or Thumping Overhead

Loud movement in the attic, especially at dusk and dawn, almost always means a raccoon or family of raccoons has moved in. Mice and squirrels sound lighter and faster.

Tracks on the Roof or Deck

Raccoons leave five toed handlike prints with long fingers. Look along soffit edges, flat roofs, and downspouts.

Torn Soffit or Damaged Vents

A fist sized hole at the roof line, ripped aluminum soffit, or a bent roof vent is a classic raccoon entry.

Raided Green Bins Near the House

Repeatedly tipped bins, shredded compost bags, and smeared bin lids point to a resident raccoon scouting your roof.

Baby Raccoon Chirps or Cries

A soft crying or trilling sound from the ceiling between March and June means a mother raccoon is raising kits in your attic.

Strong Ammonia Smell

Raccoon urine and droppings saturate insulation quickly and can leak through drywall. The ammonia smell is unmistakable.

Our Humane Raccoon Removal Process

  1. $99 Onsite Inspection. A licensed technician checks the attic, roof, chimney, soffits, and vents to confirm the species and locate entry points and any baby raccoons. The $99 inspection fee is credited toward your service if you book the removal.
  2. Baby Check. Between March and June we always search for kits. If babies are present, we hand remove them and place them in a heated reunion box so the mother can collect them.
  3. One Way Door Installation. We mount a heavy duty one way door on the main entry. The adult raccoon exits to eat and gather her young, and cannot re enter.
  4. Exclusion and Sealing. All secondary openings get sealed with 16 gauge galvanized steel mesh or sheet metal. Chimneys get capped, roof vents and plumbing vents get screened.
  5. Final Verification. After 3 to 5 days we remove the one way door and permanently seal the last entry, confirming the attic is clear.
  6. Optional Cleanup. If the attic is contaminated we remove soiled insulation, disinfect, and reinsulate to code. Documentation is provided for insurance claims.

Why Toronto and Ontario Have So Many Raccoons

Ontario has the highest urban raccoon density on the continent. Toronto alone is home to an estimated 100,000 raccoons, which is roughly 50 times the rural average. Warm attics, accessible green bins, mature trees, and connected rooflines make neighbourhoods like the Annex, Riverdale, Leaside, Roncesvalles, High Park, Cabbagetown, and Forest Hill prime denning territory. In Peterborough, Kawartha Lakes, and outer GTA communities, raccoons favour detached homes with older soffits, uncapped chimneys, and nearby ravines or waterfronts.

What makes raccoons different from other pests is that they do not need to chew their way in like mice. A raccoon can pry open an aluminum soffit, tear off a plastic roof vent, or squeeze through a four inch gap with ease. Once she picks your attic for her den, she will defend it aggressively and return every spring if the opening is not sealed properly.

Three quotes, XtermaPro was the most honest and the only one who insisted on checking for babies first. Two years later still no raccoons. They stood behind their warranty on the exclusion work.

Raccoon Removal FAQ

We inspect the attic to confirm the raccoon and locate any baby raccoons, hand remove the kits if present, install a one way door on the main entry, and seal all secondary openings with heavy gauge galvanized steel mesh. The adult raccoon exits to find her family and cannot return. No traps, no relocation over one kilometre, and full compliance with Ontario Fish and Wildlife Conservation Act.

Raccoon removal in Toronto starts from $299. Every job is quoted individually based on attic access, baby raccoons present, number of entry points, and the scope of exclusion work needed. Written estimates are always free with no pressure and no upsells.

Yes. For active raccoons in an attic, chimney, or wall cavity we dispatch a licensed technician the same day across Toronto, the GTA, Peterborough, and Durham. Call or text anytime, including evenings and weekends.

Raccoon babies are born between March and May and cannot survive without the mother. Our technicians hand remove kits safely, place them in a heated reunion box outside the entry point, and the mother collects them one by one overnight. Ripping out a raccoon mother without locating her babies is illegal in Ontario and causes the kits to die in your attic.

Raccoons climb downspouts, nearby trees, and hydro lines to access soffits, roof vents, and chimneys. A raccoon on your roof is usually scouting or already denning. Trim branches within three metres of the roofline, cap the chimney, and book an exterior inspection before she chews an opening.

DIY raccoon removal rarely works and can be dangerous. Raccoons carry roundworm and rabies, they bite when cornered, and Ontario law prohibits relocating them more than one kilometre from the capture site. Licensed wildlife technicians use one way doors, hand removal, and exclusion work that actually holds.

After eviction we seal the original entry with 16 gauge galvanized steel mesh or sheet metal, cap the chimney, screen roof and plumbing vents, and inspect the soffits and gable vents. Sealed areas come with a warranty return visit policy, so if a raccoon breaks through during your warranty period we come back at no charge.

Yes. We remove contaminated insulation, disinfect the attic space with hospital grade biocide, and replace the insulation to code. Most homeowner insurance policies cover raccoon damage remediation and we provide documentation for the claim.

Yes. Every eviction and exclusion job includes a service warranty. If a raccoon returns through any sealed area during your warranty period, we come back and make it right at no extra charge. Warranty length is set per job based on the scope of the work and is written into your estimate.

We cover Toronto, Mississauga, Brampton, Vaughan, Markham, Richmond Hill, Oakville, Burlington, Hamilton, Pickering, Ajax, Whitby, Oshawa, Peterborough, Kawartha Lakes, Newmarket, Aurora, Stouffville, King City, Bowmanville, Clarington, and surrounding Ontario communities.
